Flexible Floor Plates and Corporate Setting to Draw Tenants to Westchase Park II
With the leasing market strengthening, the Class-A, Westchase Park II recently broke ground with a construction completion planned for the fourth quarter of 2014. The second phase will add over 300,000-square-feet and a separate amenity building to the 15.2 acre commercial office campus. PMRG is developing Westchase Park II and leasing both towers for Clarion Partners. The project is designed to achieve LEED Gold certification.
“Our design contemplates the creation of a campus-like setting with convenient and attractive amenities, outdoor spaces and elegant lobbies. We believe this design will help tenants attract and retain Houston’s best talent,” said Roger Soto, AIA, LEED AP, Senior Principal at Ziegler Cooper.
The six-story, energy efficient building will feature 50,000-square-foot floor plates and connect to Westchase Park I. The large floor plate allows for flexibility attracting a large single 50,000-square-foot tenant or can be easily divided in half for a more typical floor plate size. The office park is easily accessible and visible from the Beltway with a distinguishing large water feature and a sculpture by Texas artist George Schroeder.
